Barnstaple · North Devon

# Builders in Barnstaple, from Pilton terraces to Roundswellnew-build estates.
Barnstaple is North Devon's largest town, and its building stock reflects that: listed Georgian and Victorian properties packed tight around the Pannier Market and the Taw, Edwardian terraces climbing Pilton and Newport, 1930s-70s semis in Sticklepath, and new estate housing spreading out towards Roundswell and the A361 Link Road. We work across all of it, and we quote each job against the property in front of us rather than a generic town rate.

Working in Barnstaple

## Building in Barnstaple

Barnstaple sits where the River Taw meets its estuary, and that geography shapes almost every job we take on here. The town centre and older suburbs like Pilton and Newport sit on rising ground above the flood plain, much of it within conservation areas where alterations need a careful hand. Further out, Roundswell and the land off the Link Road carry modern estate housing built to current regulations, where the challenges are different but no less real.

The town centre itself is a mix of Georgian townhouses, Victorian villas and Edwardian terraces, many of them listed or sitting inside the Barnstaple conservation area. Working on these properties means understanding what building control and conservation officers will and won't accept: like-for-like joinery profiles, lime render rather than modern cement-based systems on solid stone or cob walls, and sympathetic rooflines on rear extensions that won't be visible from the street but still need to respect the original form. Kitchen strip-outs in Victorian terraces often uncover chimney breasts boxed in decades ago that need opening back up before a new layout will work, and bathroom refits in flats above shops can leave a shared stairwell as the only route for new soil pipework, which then has to stay usable throughout.

Pilton and Sticklepath, on the higher ground north and west of the centre, are dominated by inter-war and post-war semis and terraces: solid, straightforward houses that respond well to loft conversions, rear extensions and full internal renovations. Many were built to a standard spec that hasn't been touched since, so when we open up a wall it is common to find undersized lintels, old wiring runs that need isolating before structural work starts, and single-skin rear additions from the 1960s and 70s that were never properly tied into the original structure. None of that is unusual, but it needs pricing for honestly at estimate stage rather than discovered as an extra once the job is underway.

Roundswell and the newer estates off the Link Road are a different world again: cavity wall construction, modern insulation standards, and properties still well within their original warranty periods. Work here tends to be extensions, garage conversions, kitchen and bathroom upgrades, and snagging-type carpentry on houses that are a decade or two old and starting to need their first proper refresh. Access is usually straightforward: decent driveways, wider roads, no problem getting a skip or a mixer onto site, which keeps costs down compared with a town-centre terrace where everything has to come through a front door onto a pavement.

The A361 North Devon Link Road has reshaped how Barnstaple grows, pulling development west and south while the historic core stays largely fixed in footprint. That means we're just as likely to be quoting a barn-style outbuilding conversion on the fringes of town as we are a rear extension two streets from the Pannier Market. Drainage is another local variable worth flagging early: much of the town is on mains, but properties towards the edges and older cottages tucked off the main roads sometimes still rely on a septic tank or treatment plant, and that changes how we plan any extension that adds bathrooms or a kitchen.

Flooding history around the Taw and its tributaries is something we factor into ground-floor extension and groundworks design close to the river: finished floor levels, damp-proofing detail and drainage capacity all get looked at properly rather than assumed. Further from the water, on the higher ground towards Sticklepath and Roundswell, the ground itself tends to be more forgiving, though clay pockets do turn up and we always dig a trial hole before committing a foundation design on paper.

### Town-centre conservation areas
Listed and unlisted period properties around the Pannier Market and up towards Newport, where render, joinery and rooflines need to satisfy conservation officers.

### Pilton and Sticklepath housing stock
Inter-war and post-war semis and terraces that respond well to extensions and loft conversions but often hide undersized structural elements behind old plaster.

### Roundswell and estate housing
Modern cavity-wall construction off the A361 Link Road, generally easier access and more predictable ground conditions.

### Taw estuary flood plain
Ground-floor levels, damp detailing and drainage capacity are designed with the estuary's flood history in mind on lower-lying sites.

Why Barnstaple clients call us

## Why Barnstaple homeowners use us

Barnstaple has plenty of trades to choose from. What we bring is one person accountable for the whole job and a team that has actually worked the mix of period and modern stock the town contains.

### One point of contact
Adam quotes the job, runs the site and answers the phone throughout; no separate office team relaying messages between you and the trades.

### In-house across the trades
Groundworks, brickwork, carpentry, plastering and tiling are done by our own team of five, so the standard doesn't vary between a listed cottage and a Roundswell semi.

### Conservation area experience
We know what Barnstaple's conservation officers expect on render, joinery and rear extensions, which avoids costly redesigns partway through an application.

### Certified specialists brought in properly
Part-P registered electricians and gas-registered plumbing engineers are coordinated by us for the parts of the job that legally require them.

### Honest pricing with contingency
Estimates include a stated contingency for what older Barnstaple properties commonly reveal once opened up, rather than a suspiciously round fixed price.

Local building conditions

## What tends to go wrong on Barnstaple jobs

Most of the calls we get to sort out someone else's work in Barnstaple follow a handful of recurring patterns tied directly to the town's mix of old and new stock.

### Cement render on solid walls
A lot of the older stone and cob properties around Pilton and the town centre had modern cement render applied at some point in the last fifty years. It traps moisture in a wall that's meant to breathe, and the result is damp patches and blown plaster that keep coming back no matter how many times they're redecorated over. We strip it back to lime where the wall needs it, which fixes the underlying problem rather than the symptom.

### Undersized structural openings
Inter-war terraces in Sticklepath and Pilton were often extended or altered decades ago with lintels sized for a much smaller opening than what's there now, or none at all over a knocked-through doorway. We check every opening properly with a structural engineer where the load isn't obvious, rather than assuming the last person who did it knew what they were doing.

### Flood-plain drainage overlooked
Extensions added close to the Taw without proper attention to finished floor levels and surface water drainage can end up sitting lower than the surrounding ground, which is a slow-motion problem that only shows up in the next wet winter. We design ground-floor levels and drainage capacity around the site's actual flood history, not just the current weather.
